*This is a Non-Exempt position. Employees in this position are paid an hourly pay rate, on a bi-weekly basis, and are eligible to receive overtime pay for any hours worked over 40 in a work week.

JOB DESCRIPTION: Operates and maintains building facilities, systems and equipment related to plumbing, electricity, HVAC, and steam control. Reads and interprets blueprints, drawings, schematics and written technical documents associated with general machinery in order to locate trouble areas and to complete repairs accurately. Operates and maintains building equipment and systems such as vacuum systems, control air systems, building air systems, emergency generators, electrical distribution systems, liquid pumping systems, steam, air handling systems, hot/cold water systems and natural gas and fuel oil systems. Performs preventive maintenance on equipment, buildings, and building systems to ensure safe operation. Assigns and schedules work. Orients and trains staff. Provides guidance to staff to ensure work orders are completed accurately and in a timely manner. Maintains required record-keeping. Performs related responsibilities as required.
MINIMUM QUALIFICATIONS: Completion of a related technical school program, OR a high school diploma or equivalent and three years of experience in Commercial/industrial building maintenance, OR an equivalent combination of education, training, and experience. Hands-on proficiency with commercial HVAC, plumbing and electrical systems, structural and general carpentry. Working knowledge of computer or mobile applications. Ability to conduct hands-on training for others. Positions in this classification may require a valid Georgia driver's license and an insurable driving record. Some positions within this classification may require the ability to lift 50 pounds and to bend, stoop and twist.
